Dear Sirs
Here is my response to the planning application 15/13063 at EDEN WALK SHOPPING CENTRE EDEN WALK KINGSTON UPON THAMES KT1 1RP
I believe this current Eden Walk proposal should be REFUSED planning permission. On balance the current proposal is not right for Kingston because:
- It is far too tall, its excessive height would be taller than anything else near by; taller even than the riverside development. Taller than Council policy guidelines. I don't want central Kingston to become a high rise area. We should not be looking at anything taller than the existing landscape.
- Too much is being stacked up on this site. It is too bulky and too massive. This proposal would over-develop this site.
- It does not comply with policy. It breaches the Eden Quarter Brief height guidance across the entire site. The massive block on the north corner at Eden Street is 12 storeys high. That is 50% taller than policy!
- There is no minimum contribution to Affordable Housing. The profit sharing deal has no guaranteed minimum amount. This is immoral.
- No infrastructure contribution towards schools, transport etc. To get nothing from a £400 million scheme such as this is not acceptable.
- The number of 3-or-more bed flats is too low at just 9% of the total. Policy requires 30%
- Harm to our heritage. From Kingston Bridge the outline of All Saints Church on the skyline is diminished, and the massive scale of the development will dwarf the United Reformed Church and the Old Post Office. I share the concerns of English Heritage who do not support this scheme.
- Improvements to public spaces do not go far enough given the scale of what is being proposed.
I believe this proposal would be inappropriate for Kingston.
This proposal should be REFUSED.
Yours sincerely,
