Public realm
Planning application 14/13247 ( Sept 2015 )
Not the gift this is talked up to be
The new Post Office square features heavily in the selling of the proposal by St George, but in reality it will be just an extension of the commercial premises that adjoins it. As the lines in the paving confirm - after accounting for commercial table spaces and circulation into the building entrances, what is left is just a corridor. It will be overwhelmed by tall buildings which will cast almost permanent shade over a windy swept and gloomy space.
The Post Office square will not be a public space, rather a private estate with restrictions of use including no right of assembly; and
The Apple market example used by St George is hardly comparable, with its characterful two storey buildings and sunny aspect. It really is not an appropriate example. The reality will be a sharp contrast to this.
